What the Cargador area is like
Cargador beach (Carregador in Valencian) is the central beach of Alcossebre. It's about 850 metres long and 70 wide, has fine sand, is fully accessible and has flown the Blue Flag without a break since 1987. Behind the sand it keeps a dune system of high ecological value, with a colony of sea daffodils, and the seafront promenade runs along the beach.
From Cargador, you can walk everywhere:
- Town centre: Plaza Vistalegre, with Tourist Info Alcossebre, shops, supermarkets and services.
- Seafront promenade: cafés, ice-cream parlours and restaurants facing the sea.
- Tuesday evening market, from May to October, on Camí l'Atall.
- Playa Romana, to the south, along the Senda Litoral, a wooden boardwalk by the sea.
- Las Fuentes marina, to the north, home of the Club de Vela Alcossebre.
We cover it in more detail in the guide to the Cargador area.

What types of building there are near Cargador
Around the beach you'll find very different homes. These are the types, with examples of buildings Casa Azahar manages for holiday rentals:
| Type | What it's like | Example |
|---|---|---|
| Building on the promenade | Terrace with sea views, restaurants on the ground floor | Ibiza apartments: 3-bedroom duplexes, no lift |
| Central block with lift | About 2 minutes from the beach, with the whole centre close by | Mare Nostrum: lift and shared seasonal pool |
| Complex with garden and pool | A few minutes' walk away, quieter | Al Andalus: garden and pools, 7 minutes away |
| Villa | Private garden, a few hundred metres away | Villas Sunset: 400 m away, with garden and barbecue |
On the promenade you pay for the views and for walking down to the sand without taking the car. Buildings in the centre win on services and, sometimes, a lift. The complexes further back offer a garden and pool in exchange for a few more minutes' walk.
What buyers look at on Cargador beach
- Views and orientation: on the promenade, not every flat faces the sea.
- Lift: some buildings have a lift and others only stairs. It matters if you plan to use it for many years.
- Noise: the promenade and the centre are lively in summer. If you want calm, look at the second row too.
- Parking: by the promenade, parking is hard in summer. Check whether the home comes with a space.
- Community fees: pool, garden and lift need upkeep. Ask for the fee and the recent meeting minutes.
- Holiday letting: if you want to rent it out, confirm the licence and the community's bylaws.
Guide price and taxes
There's no official price per beach. As a reference, RealAdvisor estimated an average of about €2,519/m² in July 2026 for postcode 12579, Alcalà de Xivert (€2,521/m² for flats), 9% more than a year earlier. It's an estimate for the whole municipality: sea views and a seafront position change the price of each flat a great deal.
When you buy a resale home you pay Property Transfer Tax (ITP), which in the Valencian Community is 9% since 1 June 2026. For the other costs, ask your notary or adviser.
Buying on Cargador to rent it out
Cargador is the most central area of Alcossebre. Casa Azahar rents out apartments on the promenade and in the centre, such as the Ibiza apartments or Mare Nostrum. The high season is summer; you can see how the town changes month by month in the Alcossebre calendar.
If you're buying to rent out, the home needs a tourist licence and the community has to allow it. The rules are changing: confirm this before you sign.
